The Blue Ridge Parkway, Interstate 81, and the Appalachian Trail all pass through the Roanoke Valley, so plenty of travelers come through looking for a way to see the mountains. Many of them fly into Roanoke Blacksburg Regional Airport or drive in from Richmond and Northern Virginia without an RV of their own. If your motorhome or trailer spends most weeks parked, it can fill that gap. Enroll in our RV rental management program and a Fleet Manager picks up the listing, renter screening, handoffs, and cleaning. Meanwhile you can earn monthly income from Star City visitors and keep any weekend you want for your own trips.

Roanoke is a mountain city with a lot of public land close to downtown. Explore Park sits at Milepost 115 of the Blue Ridge Parkway, with river frontage, wooded trails, and a treetop zip line course. North of town, Carvins Cove Natural Reserve covers about 12,700 acres around a 630 acre reservoir and is a favorite with mountain bikers. About 40 miles southeast, Smith Mountain Lake State Park sits on one of Virginia's biggest freshwater lakes and offers hookup sites for RVs. Add the hike to McAfee Knob on the Appalachian Trail and the lit Roanoke Star on Mill Mountain, and visitors have plenty to fill a long weekend.
On consignment, an RV kept in the Roanoke Valley produces income for its owner while someone else handles the renting. A Fleet Manager runs the bookings, the listing, every guest question, check-ins, returns, cleaning, maintenance coordination, and communication with renters. The valley draws travelers from several directions. The Blue Ridge Parkway passes Explore Park at Milepost 115, Smith Mountain Lake State Park offers hookup sites, Carvins Cove pulls mountain bikers, and McAfee Knob on the Appalachian Trail is a favorite Virginia hike. Visitors fly into Roanoke Blacksburg Regional Airport or drive in from Richmond and Northern Virginia for family lake weeks, Parkway road trips, October color weekends, and festival dates downtown. The result for owners is income potential, professional support behind every booking, regular cleaning and inspections, less renter management, and their own getaways whenever they want. Regular trips also keep seals, batteries, and generators in better shape than months parked off I-81.
Yes, Virginia owners can rent. An RV in Roanoke needs a proper title, current Virginia registration and insurance for paying renters, and it's worth checking the state's inspection requirements for your RV type. Each booking is covered under an approved rental platform or commercial rental policy. Applicable taxes, county rules, HOA limits, and storage lot terms also matter, especially for RVs kept in subdivisions or lots off I-81. RV Management USA can help you line these up, and the RV Management 101 page covers them one by one.
Rental income in Roanoke tracks the RV's type, location, season, condition, availability, and demand along the Parkway. October color on the Parkway, downtown festivals, and summer weeks at Smith Mountain Lake can bring meaningful income, while winter pulls the average down. As a general estimate, owners in the Roanoke area typically see about $490 to $1,600 per month while the RV is actively renting. Motorhomes, newer and well kept trailers, bunkhouse models, and RVs near the Parkway tend to perform best. Run your details through our RV rental income calculator.
Class C motorhomes earn the most in Roanoke, with bunkhouse trailers close behind, mostly on Parkway and lake trips. Camper vans and smaller Class B units also do well with Parkway road trippers who pull off at overlooks. A Class C handles mountain curves and sleeps a crowd, while trailers suit week-long Smith Mountain Lake stays. Many trips continue south toward Asheville and the North Carolina mountains.
Across the Roanoke Valley, storing an RV usually costs about $80 to $180 a month ($2.75 to $6 per foot per month, based on a 30 foot rig). Where you land depends on length, RV type and amenities such as gate hours, cameras or power, and covered or indoor units cost more than outdoor spaces. Both kinds are spread from Salem to Vinton, and a roof helps when winter ice settles in below the Blue Ridge.
Our territory managers work with professional on-site maintenance teams to make sure your RV is meticulously maintained throughout the year. Your RV will benefit form ongoing attention and basic maintenance like tire checks before and after each rental, roof and slide out checks once a month, ongoing appliance testing, routine oil changes, and more. We want your RV in top shape all the time so that it can continue to perform well and generate revenue. As an RV owner in our program, there are 3 main types of maintenance costs to consider:
1) Routine maintenance: Oil changes, tire rotations, etc. Owners are billed periodically for these expenses at discounted rates, and the deduction can often come directly from the rental profits in a given month.
2) Rental Damages: Any damage to an RV that happens on a rental will be covered fully by the renter's security deposit and/or the commercial insurance coverage. Our managers deal with all claims and repairs at no cost to the RV owner - renters pay the deductible and your personal insurance is not involved.
3) Systemic maintenance: Systemic issues are the responsibility of the RV owner. A/C failure, water pump failure, fridge or hot water tank failure, etc. These are costs that arise from no fault of the renter. Warranty protection plans usually cover these systemic repairs, and our managers work with the warranty company and RV techs to get these fixed. Our managers will work with you to get your RV back in top shape as quickly and professionally as possible.
May through October is the busy stretch for RVs around Roanoke, starting with Festival in the Park at Elmwood Park over Memorial Day weekend. Mountain weather and local events can move the numbers. October is often strongest as color peaks on the Parkway and the Roanoke GO Outside Festival brings outdoor crowds downtown that month. December through February is slow, though mild weekends still bring trips.
